Simply Spotless is based in Ashfield, Sydney, and holds a 4.5 average from 380 reviews, though a cluster of detailed and serious complaints stands out. Multiple one-star reviews describe a cleaner walking off a job deemed too large without notifying the customer, permanent staining to timber flooring the contractor denied responsibility for, and a $800 additional charge demanded on the day for wall cleaning. One customer reports the company later offered a new clean to make things right, describing the second visit as genuinely good. Given the pattern of serious, detailed complaints, taking before photos and confirming scope and price in writing beforehand is strongly worthwhile with this business.

4.5 / 5 · 380 totalI booked them for an end-of-lease bond-back cleaning on a house. The contractor that came was unbelievably arrogant. Amongst other things, l told them not to place anything in the empty rubbish bins, as instructed by the Real Estate Agent. I offered to give them rubbish bags instead. But they they dismissed that as 'extra' work. Started complaining about everything as 'extras'. My intuition told me that they wanted to be paid more. I ended having to pay 2 hours extra, because it was too late to switch to another cleaning service. So, be warned. There are a lot of 'grey' areas that leave a lot to be desired. The contractor who attended the job goes by the name of Mahesh. A bad experience that I don't wish it on someone else. The online form is inadequate. Clarify all the cleaning details separately, in black and white prior to committing yourself.
I have had and continue to have a great experience with Simply Spotless. They are very prompt with their communications and the cleaning personnel have been amazing. Very accomodating. I would not hesitate recommending Simply Spotless for all your cleaning needs.
Simply spotless, as the name suggests. Easy booking process and friendly service. They cleaned my house very well and would thoroughly recommend them.
Absolute crooks. Their bond back guarantee is a straight up lie. They attended my apartment 4 times to address issues, and they still didn’t manage to get the apartment cleaned to an adequate standard. We then had to hire a competent cleaner to finish the job, and they refused to cover the difference despite their guarantee clearly being voided. Avoid at all costs.
Simply spotless cleaned my house before settlement. They were amazing. It took one cleaner seven hours but he did an absolutely amazing job. I have never seen the house so clean. Highly recommend
An exercise in pure incompetence. Avoid this company at all costs. My wife booked them to clear my parents' house ahead of our visit from overseas. They confirmed a firm arrival time of 9:00 AM. What followed was just an absolute cluster. They decided on the spot that the house looked too big, and simply walked away. They didn't even bother to notify my mother, who was sitting there waiting for them. It took our own persistent follow-ups just to get them to admit they had abandoned the job. After some back-and-forth, they tried to patch things over by promising to show up at 12:00 PM. Predictably, at 11:30 AM, they went back on their word again and pushed it to 5:30 PM. This total disregard for a client’s time left both my mother and my wife absolutely furious. Good luck trying to manage that. My elderly mother insisted and ended up having to go up and down stairs on bad knees to clean. Not only that, she's just going to refuse future cleaning services. We don't have time for this incompetent. Do not use them! --- Edit / response to the owner's reply. Per your response "However, this is not an accurate account of what transpired." So let me get this straight. Your entire response hinges on you disputing a detail of my account i.e. you made this decision instead of the cleaners to abandon the job. On the platform which we booked, the maximum option was for 6 bedrooms. We entered the details as accurately as possible i.e. 6 bedrooms (because we couldn't enter a higher number on the platform), 2 floors, and 4 bathrooms. And then instead of using some logic and thinking "well these people booked me, so their first priority is to have the service proceed, why don't we do the work as quoted", you just let things slip through. How is that any better? Per your response "As an alternative, we then offered to change the booking to an hourly service, which would have cost the same amount of money as the original booking, but would have capped the labour hours to the original estimate (meaning some of the property would not be cleaned). This offer was accepted but by this point, it was already later in the day and the cleaner had a medical appointment to attend." Let me correct the record here, you forgot to mention that either you or your contract cleaners did confirm a 12:30 pm arrival time after my wife got in touch with you only to abandon the job again. Your cleaner didn't explain anything to us, nor mention his medical appointment. And to re-emphasise, another time was set which was then abandoned again. Per your response "We immediately arranged the next available team on short notice, who were set to start the service at 4:30 pm but you guys chose to cancel the service as this was now too late." Finally, you got the factual details correct. Yes it was too late after you cancelled on us TWICE. Turns out, my mother was angry at this point and decided she would not cancel her afternoon appointment (you see, that's important to her, not cancelling on people) and honour her commitment (again, that's important to her). Let's just be clear here. The crux of your business model is to have an admin office and unreliable contract cleaners. And the reason you have a high Google review rating but some very negative reviews is because your focus seems to be service recovery on Google Reviews. Maybe if you focused on a) getting good contractors b) making good decisions i.e. not cancelling on people and c) not using emotional manipulation as a service recovery method "oh they had a medical appointment" or as I saw on another review with an email exchange where you told them to retract the review because it only hurts the poor people in the office and not the cleaners, then things would get better. The advice is free. Your tactics work, now I'm the one giving you a freebie and doing service recovery.
WARNING: If you decide to use Simply Spotless, I strongly recommend taking “before” photos of every area you want cleaned. Unfortunately, we assumed we were dealing with a reputable company and did not do this. As a result, our brand-new wooden flooring was permanently stained by the contractor, who then denied responsibility. After initially noticing the damage he caused, we believe the contractor took a photo of the stains and claimed they were pre-existing; which they were not. We lodged a claim for damages with proof of the condition of our floors before the contractor arrived as well as our displeasure of the services provided, only to be told, “As a cleaning agency, Simply Spotless acts as an intermediary between clients and independent Service Providers.” They actually wanted us to lodge a claim against their contractor. NO CHANCE I WAS DOING THAT!!! The cleaning service itself was, frankly, appalling. We requested a bond clean for our apartment before renting it out to our daughter, specifically asking for extra attention to wall washing, both bathrooms, and the oven, as most other areas were already clean. As our photos show (and we have more available), very little cleaning was actually done; in fact, some areas looked worse after the contractor finished. If this had been a bond clean for an actual renter, we would have lost our bond. I cannot recommend Simply Spotless. The contractors were slack and incompetent, customer service was unhelpful, and overall, it was a complete waste of our time and money. Not to mention that we are at least $10K out of pocket to have the floors repaired / replaced.
